  • Sr. Director, Capital Assets-Facilities - Longview Senior Housing

  • The Senior Director, Capital Assets manages Longview Senior Housing Capital Assets in the areas of facilities management, deferred systems project management, Regulatory Compliance, Risk Management and Green Energy Initiatives.

    As the Senior Director, Capital Assets, one is held accountable to, however not limited to, the following job functions:

    • Operates as Owners’ Advocate to ensure all Capital Projects are scoped, priced and executed using best practices and resources
    • Directs Operators engaged in the maintenance and upkeep of the interior and exterior of the community. Inspects completed projects for conformance to standards and scope.
    • Reviews and acts as SME on all Physical Plant Systems including but not limited to: HVAC, plumbing, electrical, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency systems
    • Performs routine site audit visits in all communities and provides written action list to Regional Operations
    • Partners with Longview Executive team in the areas of Strategic Planning and ROI analysis where applicable
    • Maintains positive and open communication with operators across portfolio to drive results
    • Manages multiple deferred capital projects in the areas of planning, execution and reporting
    • Responsible for Lender Compliance and Risk Management losses across the portfolio
    • Performs strategic due diligence on new acquisitions and dispositions where applicable
    • Partners with all new management transitions in the areas of Facilities, and disaster planning
    • Travels as necessary to Longview’s senior communities to access physical plant, report and follow up on capital asset needs



    Education and Experience

    • High school diploma or general education degree (GED)
    • minimum ten years related multi-site living facilities management experience and/or training
    • or equivalent combination of education and experience

    Management/Decision Making

    • Uses strong analytic skills and an in-depth understanding of the organization and the business in order to handle
      physical plant or light engineering problems and issues
    • Experience in managing and mentoring vendor
      professionals and facilities maintenance engineers
    • Demonstrated leadership experience
    • Strong delegation and management skills

    Knowledge and Skills

    • Possesses extensive knowledge of a distinct skill or function and a thorough understanding of the organization
      and work environment
    • Has working knowledge of a functional discipline
    • Ability to multi-task and prioritize work
    • Knowledgeable in Microsoft office including Excel and other budgeting or planning software programs
