Why This Role Is Valuable 

The Sr. AVP, Transactions Management is responsible for conducting transactions management work directly with Blackstone and portfolio companies, vet transactions, facilitate due diligence collection and lead negotiations.  External facing role to work with brokers, third parties and buyers to drive deals to closing. Interface on buyer/broker questions/issues.

 

Responsibilities

How You Add Value

 

ONGOING

  • Work with Due Diligence Team to source diligence
  • Meet regularly with BX, portfolio companies and transactions-legal counterpart on status
  • Attend weekly calls with PortCo (asset managers and construction), Revantage legal and Due Diligence teams, and BX Associates to discuss deal pipeline and status
  • Maintain Disposition Metrics
  • Mentor BX analysts on transactions

 

PRE-AUTHORIZATION TO DISPOSE

  • Review Analytics and Valuations on BREP assets near the end of the fund lifecycle
  • Review Analytics and Valuations on BREIT assets with disposition potential
  • Review Analytics and Valuations on low performing assets with disposition potential
  • Identify unique challenges with respect to the disposition of specific assets

 

MARKETING

  • Hold weekly calls with Brokers to discuss status and interest
  • Hold buyer interviews and summarize buyer pools to discuss with Blackstone for approval
  • Draft Deal Approval E-mail Draft for BX’s review

 

CONTRACT NEGOTIATION

  • Provide transactions-legal counterpart with approved deal terms and counterpart will work with outside counsel on first draft of PSA
  • Provide business guidance to Outside Counsel on issues list.
  • Consult with transactions-legal counterpart on anything of a legal nature that rises to a material issue

 

POST EXECUTION

  • Oversee deal and control information flow based on “quarterback model”
  • Ensure that all post-closing obligations are closed out and handled in a timely manner
  • Assist accounting with any true ups
  • Hold Transition calls with Buyer, Asset Managers and Third Party Managers

 

MANAGEMENT & REPORTING

  • Partner with the BX, Revantage, BRE and Longview Dispositions teams to develop and maintain customized end to end processes
  • Develop and maintain Dealpath instance for Longview and BRE
  • Partner with Revantage to develop and maintain reportable metrics for Revantage, Longview and BRE

 

LEADERSHIP:

  • Leadership and management of Company Real Estate Asset Management efforts.
  • Provide functional leadership to Design & Construction Team, Regional Vice Presidents, Directors of Operations, & Corporate leadership.
  • Requires excellent two-way communication, coaching, & development skills
  • Encourage team to set challenging goals and high standards of performance
  • Present logical and persuasive case for proposals and positions
  • Encourage team to work cross-functionally with other Departments to successfully complete projects
  • Inspire creative, strategic thinking to continuously improve organization and meet Company goals

Qualifications

What You Bring To The Role

  • Bachelor's degree in Business, Finance or Real Estate required; Coursework in finance and business law preferred.
  • Minimum 8 years of related experience
  • Solid understanding of real estate sales contracts, leases and basic real estate principles and terminology.
  • Understanding of the aspects involved in the operation of a motel, including its performance measures and the elements involved in an acquisition, development or disposition transaction preferred.
  • Excellent interpersonal, verbal, and written communication
  • Comfortable and confident to communicate with all levels of employees: Executives, regional teams, and property level personnel
  • Strong analytical skills
  • Proven ability to identify obstacles and create solutions to complex problems
  • Ability to make sound decisions and use common sense
  • Accurate with a good attention to detail, results oriented, motivated, and dependable
  • Strong organizational, planning, prioritizing, and administrative skills; ability to self-direct in a fast-paced, multi-task environment
  • Ability to influence without authority
  • Proficient using Microsoft Office Products (Excel, Word, PowerPoint). Must not only be able to enter data into spreadsheet, but also create and utilize formulas and macros.
  • Maintain attention and concentration for extended periods of time
  • Read and interpret documents and instructions from customers, vendors, and other employees
  • Communicate effectively with customers, vendors, and other employees
  • Self-starter than can take initiative and work within the appropriate level of independence
