WHY THIS ROLE IS VALUABLE

The Senior Consultant, Property Tax role independently provides analytical support to the department, identifies trends and exposures, communicates analysis results and action plans to senior staff.

Responsibilities

HOW YOU ADD VALUE

 

Financial Reporting, Tax Analysis, and Research and Procedures:

  • Perform analytical projects for the Property Tax Department including value, expense, budgeting, and other tax function reviews
  • Assist with appeal administration; challenge 3rd-Party service provider recommendations as appropriate, throughout the appeal process.
  • Assist senior staff with buy/sell analysis and expense estimates.
  • Assist in abatement, personal property, income and expense, and other compliance administration activities as required.
  • Verify all mandatory forms are filed accurately and timely by 3rd-Party service providers.
  • Assist with maintenance and creation of department performance reports.
  • Assist in assessment and financial information data maintenance; works with senior staff to ensure records are accurate and complete.
  • Request and track all financial statements, rent rolls, etc.
  • Review and coordinate financial reporting and data integration into Property Tax systems.
  • Perform research projects on the following but not limited to title policy review, jurisdiction tax policies, property re-parceling, escalation and tenant audit requests.
  • Provide materials to 3rd-Party service providers as needed.

Annual Budget Process:

  • Assist with the creation and review of property tax budgets and re-forecasts.
  • Assist with estimating annual 3rd-Party service provider expenses for property budgets.
  • Assist with production and distribution of the final Budget Reporting package(s).

 

Department Administrative Functions:

  • Assist in creating and updating records, etc. to reflect changes to portfolio (acquisitions and dispositions)
  • Provide analysis and confirm record accuracy utilizing due diligence reports, closing materials, and other resources.
  • Ensure proper acquisition and disposition procedures are followed.
  • Assist with review of tax bills and invoice processing and ensure that all tax bills are accounted for, accurate, and processed timely.
  • Assist with resolution of payment application issues with local collectors.
  • Assist with refund and consultant invoice management.
  • Distribute year-end and ad-hoc reports to consultants as needed.
  • Assist in the maintenance of all computer and file systems including, but not limited to, the input of new client property and assessment records.

Qualifications

WHAT YOU BRING TO THE ROLE

 

Required:

  • Bachelor’s degree in accounting, economics or finance
  • Minimum of 5 years experience in property tax
  • Extensive knowledge in Excel
  • Strong oral and written communication skills
  • Be able to work independently and in a group environment.
  • Able to multi-task, prioritize demands, and have strong organizational skills.
  • Limited travel may be required.

Preferred:

  • Familiarity with real estate operations, legal documents, and due diligence process associated with the acquisition and sale of commercial properties.
  • Completion of Intermediate Property Taxation course(s) or IPT-CMI candidates preferred.
